We provide exceptional service, acting on the Owner's behalf, by leading and managing the global processes associated with new construction and capital improvement projects. Initial Conceptual Budgeting - We identify a range of costs based upon preliminary project information. Utilizing historical cost data, costing resources, and industry partners, we provide actionable information needed to take the next step.

Design Firm Selection - We provide assistance in selecting a design firm. In addition, we collaborate with the Architect/Contractor (based on delivery method) to track design phases and budgets.

Contractor Selection - Design/Build, Design/Bid/Build, and Construction Management at Risk are three primary delivery methods used for constructing commercial projects. Depending on which delivery method is right for you, we can help in selecting the right contractor.

Contract Administration - Contract Administration or CA as it's commonly referred to as, is the most intensive work performed by the project team. We are here to assist architects and contractors in the execution of their duties, and to facilitate the overall process on behalf of the Owner. Saving Owners time, money, and frustration.

Post Completion Warranty Coordination - Let us help assess warranty issues and advise on the best course of action. Complex warranty items require proper coordination between the prime contractor and multiple subcontractors working within occupied spaces that cause disruptions to daily business functions. Let us help manage that effort while you manage your business.
Property Condition Assessment
Have an existing commercial property that is in need of updates? Looking to purchase commercial property and want to know the existing conditions before making the final decision? We provide a comprehensive non-destructive inspection of the site, building exterior, building interior, and mechanical/electrical/plumbing systems so that you can make the best informed decision. ASTM E2018-15 Standard Guide for Property Condition Assessments provides the basis for our inspections and reporting. Included in this assessment are a full descriptive narrative of the existing conditions, photo documentation, and a rough order of magnitude budget for the recommended updates.
Contract Document Review
We offer independent reviews and opinions of contract documents including contracts, contractor estimates, construction schedules, insurance/bonds, plans, and specifications in an effort to provide Owners and Lenders the required due diligence prior to final project and lending approval. Contract document reviews are written in a manner that is easily understood by non-construction professionals who wish to understand the project, but would rather not need a firm grasp of construction knowledge and lingo.
Construction Monitoring
We offer independent construction monitoring during the project as a level of risk mitigation for borrowers and lenders. This service is not in conjunction with Owner's Rep. services, but is a stand alone service to provide the Owner/Borrower and Lender the required due diligence prior to progress payment and final payment approval. We review the progress of construction as it relates to the established construction budget, schedule, percentage completion vs. applications for payment, and general quality. We provide this service so the borrower and lender are apprised of schedule, budget, and quality concerns that could affect their investment. This service is usually preceded by the construction/contract document review mentioned above.
